The New Cahuenga

Retail: In this Hollywood renewal, small is beautiful
By MAYA MEINERT

Los Angeles Business Journal Staff

Eateries, trendy lounges and hip retail stores are blossoming in a spurt of microgrowth – in contrast to nearby megaprojects.

But Cahuenga is keeping its edge. Even though its first national retail chain, Urban Outfitters, is slated to open Nov. 21, Cahuenga isn’t gentrifying too much: You can still buy a voodoo doll at Panpipes, a black magic boutique.

And Urban Outfitters will be subleasing to a gallery, a restaurant and a bookstore. That’s a mix that will help maintain a feel that’s more funky than corporate and cater to the young residents of the many new apartment and loft complexes nearby.

“Cahuenga is like the L.A. version of Greenwich Village,” said swimsuit designer Ashley Paige, whose retail and studio space is on the street. “Hollywood is synonymous with old-school hip. On Cahuenga there are tons of restaurants and cafes, and the farmers market close by on Sundays. I walk around and get inspiration from the area. I call it home – I love it.”

Millenium Hollywood Project

Also presented to the committee was the $1-billion Millennium Hollywood project, adjacent to Capitol Records. A joint venture by Argent Ventures and Millennium Partners, the project envisions 500 residential units, a 200-room luxury hotel, 100,000-sq.ft. of office space, a total of 35,000-sq.ft. for a sports club, and more than 45,000-sq.ft. of retail and food and beverage uses. The developers hope to complete the entitlement process by the end of 2009, to begin construction before the end of 2010, and to finish construction of the entire project in 2013. Bank to Boutique Hotel

The Economic Development Committee of the Chamber reviewed two proposed projects at its meeting this week. A proposal was presented to convert the former Security Bank Building at the corner of Hollywood Blvd. and Cahuenga into an 80-room, five-star boutique hotel. An adjoining building that housed a restaurant and night club will be demolished to erect a 121-car parking garage to service the hotel. An adaptive reuse project, it is expected to begin the hearing process starting in March. (source: Hollywood Chamber of Commerce and pic source: la.curbed.com)
